New countertops and new lighting and cabinet pulls can make a huge difference without a corresponding hit to the pocketbook.
Curb Appeal
This is not a drive by so making the exterior of the home shine leaves a good first and last impression. Power wash and/or paint your house. Repair windows and gutters. Replace the old door or paint the front door a fun splash of color. Trim trees and bushes and invest in some landscaping and high impact and strategically placed planters. Putting down a unifying blanket of mulch can do wonders.
Bathrooms
Another space we spend a lot of time. It makes sense to invest here. But not just any bathroom, the Master Bath leads in remodel dollars followed by the powder room and down the line. Again, use the kitchen formula to stay in the budget. By not changing the layout and just replacing plumbing fixtures, cabinet pulls, painting cabinets and possibly replacing countertops.
Flooring
Replacing or refinishing flooring with wood or engineered wood flooring has a huge impact on a home. Floors are like walls and they are everywhere and are seen all the time. Some owners still prefer carpeting in bedrooms so replacing carpeting in bedrooms with good high wear carpeting is also well received.
Lighting
Replacing dated and dim lighting can be quite illuminating.There are many options that are very reasonably priced yet deliver high on trend impact.
The Principal Bedroom
Making a warm and inviting space is key. A well proportioned room with good natural light and plenty of well organized closet space is the perfect formula.
